4. Can I give Power of Attorney to the lawyer that he can take care of all the legal procedures?

Yes, when you give a power of attorney to the lawyer, He/she applies for the title deed on buyer’s behalf and secures the property until the title deed is received.

5. Can I buy car/telephone line registered on my name?

Upon receipt of the title deed, so called ‘’Tapu’’, you need to apply to the Turkish Consulate in your country for a 1-year visa. Upon receipt of that, when you come to Turkey, you need to apply to the district’s Foreign Police Department for a residence permit ( 5 years) which costs approx. 500 Euro. Upon receipt of residence permit called the “ blue book’’ you can get a car/telephone/satellite line registered on your name.

7. How do I get electricity and water to my house?

If the property purchased is a new house, then with the residence permits of the property, copy of Tapu and your passport you need to apply to Tedas for electricity and to Gatab for water. The cost for new memberships are approximately as follows:

Electricity -new membership :120
Water new-membership : 50 €+ Sewage infrastructure fee 75 €
If the property purchased is an old building with existing memberships, you just need to get the membership number and copy of passport and

Tapu. In that case the costs are as follows:

Electricity register transfer for the house : 40.-€
Water register transfer for the house : 35.-€

8. Are there any hospitals and schools in the districts of major cities as well?

Since the Turkish Riviera is at the same time very popular tourism area, in most of the districts there are at least two fully equipped private hospitals and one government hospital. In each main towns – such as Antalya, Kemer, Alanya, Manavgat – there are at least one private college (primary and high schools) mainly with English as primary language and Turkish government schools and many kinder gardens.

9. How can I buy a car or a motobike registered on my name ?

To get a vehicle you bought in Turkey registered on your name, you need first to obtain the ‘blue book’(see question 5) and then apply to the traffic police department to get an ‘MA’plate meaning Misafir Araç- Guest Plate and the book of the vehicle.If you want to import the vehicle you bought to Turkey, then you need to pay the tax assigned by the Turkish Customs Office to the local authorities. The taxes for import are very high, therefore it is not recommended to bring cars from abroad.

10. Why do customer pay 3% agent fee ?

According to Turkish real estate regulations, registered real estate agencies are entitled to receive 3% service fee.

11. Which Countries’ Citizens Can Buy Real Estates in Turkey?

According to the Turkish Republic Laws, international treaties preserve their validity in real estate sales and purchases. As in international treaties, if a Turkish citizen can buy a property in a country, the citizen of that country can also buy a house in Turkey. This application is also valid for the citizens of those countries listed below as well as the Turkish citizens.

It is valid for:

Germany, Austria, Switzeland, Finnland, Belgium, France, Holland, England, Ireland, Italy, Canada, Luxembourg, Norway, DENMARK ,Greece, and a part of African and South American countries.

12. Exchange of Real Estate

The exchange processes of real estates bought in Germany are made in the presence of notary. However, in Turkey, the exchanging of real estate is made in the Deed Offices. The people or the institutions that do the job of the notary do not have the right to make processes with this regard to this subject. Notaries are limited to make the sale treaty between the seller and purchaser of the property. The exchanging processes of the people who have the right to own property in Turkey take about 6 weeks. For these processes to be made, the documents of the Deed Office are prepared in accordance with the Turkish Republic Laws and they are sent to Aegean Military Comandership in İzmir and then it is searched if the sold proprety is on the military area or not. After having recieved the Military Commandership’s document approving the property, the sale process is made with the cooperation of certified interpreter in the Deed Office.

13. The Right of sale and inheritance of the property that you buy:

You have the right to sell your property whenever you like and to whomever you like. After you sell your property, you can evaluate the charge of the property as you wish, and moreover, you can carry this payment abroad. If you haven’t sold your property, in case of your death, your property is inherited to your legal inheritors. Your inheritors fulfill the hand over processes on condition that they introduce themselves with documents and papers to be send them by the legal ways.

The most important document in purchasing real estates in Turkey is title deed.

The title deed that is legal real estate introduction document of the Turkish Republic shows the location, structural site of the property that is bought and to whom it belongs. This document can only be taken from the office of Title deed and Cadastral survey that is legal office of the Turkish Rpublic.The title deed proves that you do own the property and it is a document that shows that it is registered with your name.

14.Which Documents do i need for Application at the land register for the permit to buy

Herefor you absolutely need:
